How To Be a Good Neighbor in the Outdoor Courtyard

While enjoying the courtyard, please always follow these guidelines for your enjoyment.

The following are not permitted:
  • Pets (except service animals)
  • Smoking
  • Music
  • Skateboarding
  • Bicycles/Scooters
  • Damaging Furniture

All persons entering the courtyard must carry proof of residency if requested by management. Up to four guests per apartment are allowed; guests may be asked to show photo ID. Stay safe by insuring children under the age of 17 are supervised by a parent or adult guardian.

Be conscious of the closing time. The Courtyard will be locked by 10pm.

If you have any issues while in the courtyard, please call our 24-Hour Security at 212.679.1700, Option 2.

 

Grilling Stations - Time Slots and Reservations

In each Courtyard (460 & 500) we offer 2 Grilling Stations with private seating to accommodate up to 10 guests. Each Grilling Station is available by reservation seven days a week from May 21st - October 10th. To use a Grilling Station, a reservation is required in advance, no more than two weeks prior to the desired reservation date, for one of the 2-hour time slots provided.
The time slots are as follows:
460 Outdoor Courtyard 
  • Monday - Friday: 5pm - 7pm and 7:30pm - 9:30pm
  • Saturday, Sunday & Holidays: 11am - 1pm, 1:30pm - 3:30pm, 4pm - 6pm and 6:30pm - 8:30pm.
Please note: We do not allow back-to-back reservations and only one reservation is allowed per day. Time slots are reserved per unit, not per resident.
500 Outdoor Courtyard
  • Monday - Sunday: 11am - 1pm, 1:30pm - 3:30pm, 4pm - 6pm and 6:30pm - 8:30pm.
To Reserve a Grilling Station:
  1. Go to: www.calendly.com/kipsbaycourt
  2. Choose a section and date/time on the calendar. (If you do not see your desired date/ time, then it has already been booked)
  3. Complete the questions and accept the Terms of Use.
  4. You are all set!

Keep Your Apartment Door Locked

Please remember to always lock your apartment door behind you. It's the simplest and most effective safety measure you can take.

 

Keep Ahead of Cooling Temps: Insulating A/C Units

    • A/C Unit Insulation happens during Heating Season (Oct. 1 - May. 31st)
    • To request insulation, a maintenance request must be submitted.
    • After the insulation is done, we encourage residents not to remove them. If they are removed, a $30 re-insulation charge will be applied.
Thermostatic Radiator Valve Usage
Our apartments now have a new thermostatic radiator valve installed. It controls the rate of steam flowing through the radiator allowing you to control the warmth of the room. Turning the dial towards the * (snowflake) will result in less heat to the room. Turning the dial towards 8 will provide more heat from the radiator. Most apartments should be comfortable between 5-6. Please take advantage of your heat control abilities and remember: open windows are the number one reason for energy inefficiencies.
